Wellen Park, at the heart of this transformation, has evolved from a quiet community to a buzzing hub of activity following the 2020 real estate boom. The new downtown area, alive with trendy shops and eateries, signals just the beginning of expansive growth. This post delves into the latest developments, from sprawling healthcare facilities to educational ventures, all set to elevate the lifestyle in Sarasota. Wellen Park was an up and coming community in South Sarasota prior to 2019. With the 2020 real estate boom, it has exploded into a premier destination for home buyers. They recently opened their new downtown space with exciting shops and restaurants to explore. But now they are expanding the commercial spaces with even more necessities for locals. They’ve begun construction on a vast network of healthcare families including a new Sarasota Memorial Hospital, a 30-acre HCA Healthcare facility and over 150k sf of medical offices and services. Also under construction includes a new Publix shopping center and Costco Wholesale. Plus a Bayside Pet Resort, Starbucks, Panera Bread and multiple banks for all your daily needs! For families, a K-8 Charter Academy has just opened and Sarasota County is currently construction an entire K-12 school system right now.

Meanwhile, Neal Land & Neighborhoods, a parent company of Neal Homes, is growing their impressive portfolio even more. They are already known for their successful development of North River Ranch in Parrish. A great example of master planned communities with all the necessitates for families to retirees. They have centered beautiful communities around commercial space for comfortable living. But now, they are venturing into South Sarasota with the development of 3H Ranch. One of the largest master planned communities to date in the Gulf Coast. Stretching from Clark Road in Sarasota to Venice, the community is expected to have over 6,500 homes across 14 interconnected neighborhoods. Within there 250k sqft. of commercial space to support the vast communities ready to call this home.

Best known for their #1 Shopping Destination in Sarasota, the UTC Mall, Benderson Development continues expanding and creating new destinations for Sarasota County. Their existing flagship UTC Mall has seen extensive development recently with the highly anticipated anchor, Mote Aquarium coming to the center of it all. Scheduled to open this year, it will be a premier destination for visitors nationwide. The Mall continues to grow as well with the addition of new stores and restaurants including Fleming’s, Pura Vida, Naked Farmer, Abercrombie & Fitch, Madewell and more. On the outskirts of the main mall, a Tesla Service Center and Showroom has officially opened plus extensive office space. All of which is solidifying Sarasota and UTC as the go-to place for a wonderful shopping experience. But Benderson isn’t done, they are expanding their retail and community development into areas like Promenade Siesta Key with 414 Luxury Apartments on the outskirts of Siesta Key Beach. Nearby they have also created impressive commercial spaces for international and local use. The Florida International Tradeport situated off I-75 and US 301 has nearly 1 mile of commercial buildings with 3 more starting soon. For locals, favorites like Fruitville Farm development and Detweiler’s have all been added for extra grocery options.
