Buying a Second Home in Sarasota, Florida: What to Know Before You Buy

For many people, buying a second home in Sarasota starts with a simple idea: I'd like to spend more time here.

Maybe you want an escape from colder winters. Maybe Sarasota is where your family gathers. Or perhaps you're looking for a Florida home you'll enjoy now that could eventually become your primary residence.

Whatever brings you here, buying a second home is a little different from buying the home you live in every day.

Before focusing on listings, I encourage buyers to think about how they'll actually use the property.

That answer can help determine everything from location and property type to maintenance, insurance and community choice.

1. How Often Will You Use Your Sarasota Home?

Start with your real schedule.

Will you spend a few weekends here throughout the year? Stay for several months during the winter? Come and go frequently? Eventually move here full-time?

Someone who plans to spend four months a year in Sarasota may want something very different from a buyer looking for an easy weekend getaway.

If you're flying in regularly, convenience may matter more. If you're staying for months at a time, storage, outdoor living, community amenities and everyday conveniences may become more important.

Think beyond vacation mode.

What would make the property comfortable and practical when Sarasota starts feeling like your second home rather than a destination?

2. Where Should You Buy a Second Home in Sarasota?

There's no single best location because different parts of the Sarasota area offer very different lifestyles.

If beach access is the priority, you may naturally explore areas such as Siesta Key, Longboat Key or other coastal communities.

If you want restaurants, arts, events and a more walkable lifestyle, Downtown Sarasota may appeal to you.

If golf, newer construction and community amenities are higher on your list, Lakewood Ranch may deserve a closer look.

And there are established neighborhoods throughout Sarasota and Manatee counties that can offer more space, privacy or a residential feel while still keeping you connected to everything the area offers.

The best place to start isn't necessarily with a neighborhood name.

Start with this question:

What do I want to be able to do easily when I'm here?

3. Condo or Single-Family Home?

This can be an especially important decision for second-home buyers.

A condominium may appeal to someone who wants to arrive, enjoy Sarasota and leave without managing as much exterior maintenance.

A single-family home may provide more privacy, space, a private pool, garage storage or outdoor living.

Neither is automatically easier or better.

With a condo, you'll want to understand association fees, what those fees include, rules, reserves, assessments and the overall financial condition of the association.

With a single-family home, you'll need to think about responsibilities such as landscaping, pool care, pest control, exterior maintenance and keeping an eye on the property while you're away.

Choose the type of ownership that fits how much responsibility you want when you're not in Florida.

4. Who Will Look After the Home When You're Away?

This is one of the most overlooked questions.

Florida homes still need attention when their owners aren't here.

Depending on the property, you may need to arrange for landscaping, pool service, pest control, HVAC maintenance or someone to periodically check the home.

Storm preparation should also be part of your plan.

Some buyers prefer condos or maintenance-assisted communities specifically because they don't want to coordinate as many moving pieces from another state.

Others prefer the privacy and flexibility of a single-family home and are comfortable putting a local support system in place.

Think about this before you buy, not after you leave for the season.

5. Understand Insurance and Flood Considerations

Insurance should be investigated early when you're considering a Sarasota property.

Homeowners insurance costs and availability can vary based on the property, its location, age, roof, construction features and other underwriting considerations.

Flood insurance is another property-specific consideration.

Being near the coast doesn't tell you everything you need to know about a particular home's flood risk or insurance requirements.

Before purchasing, understand the property itself rather than relying on assumptions about the neighborhood.

6. Property Taxes and Homestead Are Different for a Second Home

If Sarasota will be your second home rather than your primary Florida residence, don't assume the property-tax situation will be the same as it would be for a homesteaded primary residence.

Florida's homestead benefits generally relate to qualifying primary residences.

It's also important not to assume that the current owner's tax bill will become your tax bill after closing.

When evaluating a property, look at the potential tax picture based on your purchase and intended use of the home.

7. Planning to Rent It While You're Away?

Some second-home buyers like the idea of renting their Sarasota property when they're not using it.

If that's part of your plan, investigate it before you buy.

Rental rules can vary by municipality, condominium association, homeowners association and individual community. Minimum lease periods, frequency restrictions and other requirements can affect whether a particular property works for your plans.

Don't purchase based on the assumption that you'll simply be able to use the property as a short-term rental.

Verify the rules for the specific property and community first.

8. Could This Eventually Become Your Primary Home?

This is one of my favorite questions to ask second-home buyers.

You may be purchasing for winters and vacations today, but what about five or ten years from now?

Could you see yourself living here full-time?

If the answer is even "maybe," consider whether the property could work for that next stage.

Things you might overlook in a vacation property, such as storage, healthcare access, everyday shopping, home office space, stairs, community amenities and distance from friends or family, can become much more important when you're living somewhere year-round.

Sometimes the best second home is one that gives you options later.

Buy for the Sarasota Life You Actually Want

It's easy to fall in love with a beautiful view, gorgeous pool or perfectly staged condo.

But a successful second-home purchase is about more than the property itself.

It's about how easily you can arrive, enjoy it, maintain it and leave without the home becoming more work than you wanted.

Before choosing a property, ask yourself:

How often will I be here?

What do I want to be close to?

How much maintenance do I want?

Will I rent the property?

Could I eventually live here full-time?

Once you know those answers, narrowing down Sarasota's communities becomes much easier.
