A new rule from the Federal Housing Finance Agency is changing roof insurance requirements for homes backed by Fannie Mae and Freddie Mac, and it’s something Florida homeowners should be paying attention to. As of March 24, 2026, lenders can now accept actual cash value (ACV) roof coverage instead of requiring full replacement cost policies. This change may help lower insurance premiums, but there is a tradeoff. Because ACV factors in depreciation, older roofs could result in a much smaller payout, leaving homeowners responsible for the difference when it comes time to replace.
