Inventory Continued to Decline
Buyers had fewer homes to choose from as the quarter progressed.
Single-family home inventory declined from 7,665 active listings in April to 6,855 in June, a decrease of more than 10%. While condo inventory also declined, there are still significantly more condos available than single-family homes, giving condo buyers more choices and negotiating power.
Home Prices Held Steady
Despite mixed national headlines, home prices across Sarasota and Manatee remained relatively stable throughout the quarter.
By the end of June, the median sale price reached $447,508 for single-family homes and $282,450 for condominiums.
While prices fluctuated slightly from month to month, there were no dramatic swings, showing continued stability in our local market.
Well-Priced Homes Continued to Sell
Single-family homes sold more quickly as the quarter progressed.
The average time to sell improved from 77 days in April to 69 days in June, showing that buyers are still acting when homes are priced correctly and presented well.
The condo market continues to move at a slower pace, averaging just over 110 days to sell. This gives buyers more opportunities to negotiate compared to the single-family market.
Sellers Are Still Receiving Strong Offers
Although the market has become more balanced, sellers are still receiving strong offers.
In June, single-family homes sold for an average of 97.9% of the original list price, while condos averaged 96.8%.
The biggest takeaway? Homes that are priced correctly continue to perform well.
What This Means for Buyers
If you’re shopping for a single-family home, expect fewer choices than earlier this spring. However, today’s market is still far less competitive than it was during the peak of the pandemic market.
If you’re considering a condo, you’ll likely find more inventory, less competition, and greater negotiating opportunities.

Buyers are still active, but they’re also more selective.
Professional marketing, strategic pricing, and presenting your home in its best condition are more important than ever. Homes that check those boxes continue to attract strong offers, while overpriced homes are taking longer to sell.

We’re no longer seeing the extreme seller’s market of the past few years, but we’re also not experiencing a dramatic downturn. Instead, we’re seeing a healthier, more balanced market where buyers have more opportunities and sellers can still achieve excellent results with the right strategy.
