Lakewood Ranch has once again earned national attention.

In RCLCO Real Estate Consulting's midyear 2026 rankings, Lakewood Ranch ranked No. 2 in the country for new-home sales, with 1,064 sales during the first half of the year.

It also remained the top-selling multigenerational master-planned community in the United States.

That's an impressive ranking, but if you're considering moving to Lakewood Ranch, the more useful question isn't how many homes are selling.

It's why do so many people want to live here, and is Lakewood Ranch the right fit for you?

As a second-generation Sarasotan who works with buyers throughout Sarasota and Manatee counties, I think the answer comes down to the lifestyle Lakewood Ranch has created, along with the variety of communities and homes available within it.

Lakewood Ranch Isn't Just One Neighborhood

This is one of the first things relocation buyers need to understand.

Lakewood Ranch is a large master-planned community made up of numerous villages, and those villages can offer very different experiences.

Some buyers want golf and country club living.

Others prioritize newer construction, resort-style amenities, trails and parks, maintenance-assisted living or proximity to restaurants and entertainment.

Some want an active social calendar. Others would rather have more privacy and space.

So when someone tells me, "I want to live in Lakewood Ranch," my next question is usually:

What do you want your life there to look like?

Choosing Lakewood Ranch is only the beginning. Choosing the right part of Lakewood Ranch is where the real decision starts.

New Construction Is a Major Draw

Lakewood Ranch continues to be an important destination for buyers who want new construction.

Depending on the community, buyers may find quick move-in homes, homes already under construction or opportunities to select a homesite and build.

That variety can be especially attractive to someone relocating from another state who would prefer a newer home rather than taking on immediate renovations.

But I always encourage buyers to look beyond the model home.

The builder, homesite, upgrades, HOA and CDD fees, future development and eventual resale appeal all deserve consideration.

A beautiful model can get your attention. The details determine whether it's the right purchase.

The Lifestyle Is Built Into the Community

Another reason Lakewood Ranch attracts buyers is that daily life extends beyond the individual house.

Trails, parks, restaurants, shopping, community events, recreation and gathering places are incorporated throughout the larger community.

Areas such as Waterside Place have added another dimension, with dining, events and activities centered around the waterfront town center.

For some buyers, that's exactly what they're looking for.

They don't simply want a home in Florida. They want an established framework for how they'll spend their time once they get here.

It Appeals to More Than One Stage of Life

The "multigenerational" part of Lakewood Ranch's national ranking is worth paying attention to.

Lakewood Ranch isn't solely a retirement community or a community designed around one type of buyer.

Different villages and housing options can appeal to people at different stages of life.

That can also be attractive to buyers whose family is spread across generations. Parents, adult children and grandparents may want to live relatively close to one another without necessarily wanting the same type of home or neighborhood.

The range of communities gives them options.

Golf, Clubs and Amenities Offer Another Layer

For buyers who want amenities to be a meaningful part of everyday life, Lakewood Ranch offers numerous possibilities.

Depending on the community, that may include golf, country clubs, fitness facilities, pools, pickleball, tennis, social activities and other recreational amenities.

But this is another area where it's important to compare rather than assume.

Not every village offers the same amenities or fee structure.

If golf is important to you, we'll look at Lakewood Ranch differently than if your priorities are walking trails, restaurants, a private pool or simply having a newer home.

What Does Your Budget Buy in Lakewood Ranch?

One of Lakewood Ranch's strengths is the variety of housing within the larger community.

Your budget may lead you toward very different villages, builders, home sizes, amenities and homesites.

And sometimes the decision isn't about buying the largest house your budget allows.

A buyer may prefer to pay more for a premium homesite, water view, club membership, outdoor living space or proximity to a particular part of Lakewood Ranch.

Another may prioritize the house itself.

That's why I recommend comparing the entire ownership experience, not simply price per square foot.

What Should Buyers Know Before Choosing Lakewood Ranch?

A national ranking is a strong endorsement of buyer demand, but popularity alone isn't a reason to buy somewhere.

Before deciding on Lakewood Ranch, consider:

How often do you want to go to the beach?

Lakewood Ranch is inland. If being close to the Gulf or boating several times a week is central to your Florida plans, we should compare it with Sarasota and coastal communities.

How important is new construction?

If a newer home is high on your list, Lakewood Ranch offers significant options. If you love established neighborhoods or distinctive older architecture, Sarasota may lead us in another direction.

Which amenities will you actually use?

Don't pay for a lifestyle that sounds good on paper but doesn't match how you spend your time.

What are the HOA and CDD fees?

These vary by community and should be considered as part of your total ownership costs.

What's planned around the home?

Lakewood Ranch continues to develop. Understanding future residential and commercial development can be important when choosing a homesite or village.

Lakewood Ranch vs. Sarasota

For many relocation buyers, the decision eventually becomes some version of Lakewood Ranch or Sarasota?

There isn't one right answer.

If you want newer construction, master-planned amenities, trails, golf and a community-centered lifestyle, Lakewood Ranch may rise to the top.

If you prioritize proximity to the Gulf, boating, established neighborhoods, Downtown Sarasota, arts and culture or easier access to the barrier islands, Sarasota may be a better fit.

And sometimes the answer is somewhere in between.

That's why I prefer to start with lifestyle before narrowing down listings.

What Does the #2 Ranking Really Mean for Buyers?

Lakewood Ranch's national ranking is certainly worth celebrating.

But I wouldn't tell someone to move there simply because it's popular.

I think the more important takeaway is that a significant number of buyers continue to see value in the lifestyle, housing choices and amenities Lakewood Ranch offers, even in a national housing market where new-home sales have faced challenges.

RCLCO reported that the country's top 50 master-planned communities collectively increased sales by nearly 3% during the first half of 2026, while national new-home sales were down year over year in June.

Lakewood Ranch's continued position near the top of that list makes it a community worth exploring.

Whether it's the right community for you is a much more personal question.
